Costs for Buyers

New Build Properties
• VAT (IVA): 10% of the purchase price
• Stamp Duty (AJD): 1.2% (Andalucía rate)

Resale Properties
• Transfer Tax (ITP): Flat rate of 7% in Andalucía
(Note: Previously a tiered system, this simplified flat rate was introduced to stimulate the market and has now been made permanent.)

Other Buyer Costs
• Notary Fees: Approx. €600–€1,000
• Land Registry Fees: Approx. €400–€700
• Legal Fees: Usually 1–2% of the purchase price
• Mortgage Costs (if applicable):
• Mortgage opening fee: up to 2%
• Valuation fee: €250–€600
• Additional mortgage-related fees and taxes: approx. 1.8% of loan amount

Estimated Total Purchase Costs
• For resale properties: approx. 9–11% of the purchase price
• For new build properties: approx. 12–14% of the purchase price

Ongoing Property Ownership Costs

Annual Property Tax (IBI): Paid annually to the local town hall. Calculated using the property’s cadastral value.

Community Fees: Applicable if the property is part of a community or complex. Covers maintenance of shared areas, services, and facilities.
